Nobody in Dayton publishes a bed bug price, us included, because the inspection sets it. Our cost page therefore builds its estimate from labelled national figures and our stated minimum. This page runs that estimator for the homes we are most often called to, with the assumptions written in each row. If your home is between two rows, so is your number.
Estimated cost by home type
| Home | Assumed | Whole-home heat, one visit* | Chemical program, 2–3 visits* |
|---|---|---|---|
| Studio or one-bedroom apartment | 600 sq ft, 1 bed, established | $1,000–$1,950 | $900–$2,150 |
| Two-bedroom apartment | 900 sq ft, 2 bed, established | $1,050–$2,950 | $950–$2,300 |
| Three-bedroom house, caught early | 1,400 sq ft, 3 bed, one room | $1,400–$4,200 | $1,000–$2,450 |
| Three-bedroom house, established | 1,400 sq ft, 3 bed, several rooms | $1,600–$4,850 | $1,000–$2,450 |
| Three-bedroom house, heavy or long-standing | 1,400 sq ft, 3 bed, heavy | $1,900–$5,650 | $1,000–$2,450 |
| Four-bedroom two-storey house | 2,200 sq ft, 4 bed, established | $2,550–$7,600 | $1,100–$2,600 |
| Multi-unit building, per unit | 800 sq ft, 2 bed, established | $1,000–$2,750 | $950–$2,300 |
*Same arithmetic as the estimator on the cost page, run for typical homes: HomeAdvisor’s national guide (June 2026) heat $1–$3 per square foot, Virginia Cooperative Extension’s 2024 range of $500–$5,000, and the $1,000 minimum we quote. Heat is square footage times the per-square-foot figure times a severity factor (1.0 caught early, 1.15 established, 1.35 heavy), never below the minimum charge; chemical is a base range plus a per-bedroom amount. Rounded to $50. Clutter, construction and access move real quotes; the inspection sets the price.
Why the rows spread the way they do
- Apartments. Smaller footprints, but the minimum charge sets a floor: a studio does not cost a third of a house. Shared walls can also mean the neighbour’s unit needs attention, which is the landlord’s conversation, not a line on your quote.
- Caught early versus established versus heavy. The same three-bedroom house moves by a third between the top and bottom of its range purely on how far the infestation has spread. Catching it in one room is the single biggest thing you control.
- Heat versus chemical. Heat is one visit and the higher per-visit number; chemical is cheaper per visit and needs two or three, with prep each time. The two columns are not the same product, and the chemical column already assumes the follow-ups.
- Multi-unit, per unit. Priced per unit because that is how buildings are treated and billed. Adjacent units are inspected before anyone decides how many need treatment.
What moves a real quote off this table
Clutter that blocks heat from reaching the floor of a closet. Construction that leaks heat (old plaster walls, uninsulated additions). Access: a third-floor walk-up with no parking is a longer day. None of these are visible from the street, which is why the inspection, not the table, sets the price.
